CI Capital (CICH.CA), a leading diversified financial services group, in cooperation with Talaat Moustafa Group (TMG), announced the launch of Awa’ed Real Estate Investment Fund, the first and largest real estate investment fund in Egypt with a total fund size of approximately EGP 8 billion.
The launch represents a significant milestone in the development of Egypt’s institutional real estate investment landscape, introducing a structured investment vehicle that integrates real estate assets with capital market instruments.
Bridging Real Estate and Capital Markets
Through this collaboration, CI Capital and TMG have established a first-of-its-kind investment platform that bridges real estate and capital markets, providing investors with access to an institutional-grade product designed to generate long-term value and stable income streams.
The fund focuses on managing income-generating commercial units while also developing two strategically selected land plots. These plots will be developed and subsequently sold to unlock capital appreciation, offering investors a balanced exposure to both recurring income and long-term value creation.
Expanding Institutional Investment Opportunities
Mahmoud Attallah, Group Executive Vice Chairman and Managing Director of CI Capital Holding, stated that the partnership with Talaat Moustafa Group reflects a strategic effort to expand the range of investment products available in the Egyptian market.
He explained that the Awa’ed Real Estate Investment Fund provides institutional investors with structured access to real estate assets within a robust governance framework and a sophisticated investment structure.
Attallah added that the initiative highlights the Egyptian market’s growing ability to adopt advanced financial instruments that support more efficient capital deployment.
Strengthening Egypt’s Institutional Real Estate Ecosystem
Hesham Gohar, Group CEO of CI Capital, described the launch of the Awa’ed Fund as a landmark moment for Egypt’s real estate investment sector.
He noted that combining TMG’s extensive development expertise and real estate portfolio with CI Capital’s investment capabilities has resulted in an investment vehicle designed to deliver long-term value for investors while strengthening the institutional real estate ecosystem in Egypt.
The partnership also reinforces CI Capital’s commitment to delivering high-impact investment solutions and strengthening its position as a leading diversified financial services provider.
Strategic Partnership Between Two Market Leaders
The cooperation brings together Talaat Moustafa Group, Egypt’s largest real estate developer with more than five decades of experience, and CI Capital, one of the region’s leading financial services platforms.
TMG’s track record includes delivering more than 130,000 residential units, developing 28 commercial properties, and establishing five fully integrated cities that house more than 1.5 million residents.
Meanwhile, CI Capital has advised on more than USD 17 billion in transactions across over 100 deals, supported by deep expertise in mergers and acquisitions, equity capital markets, and alternative investments.
Active Asset Management and Long-Term Returns
Karim Badr, CEO of CI Capital Private Equity, stated that the Awa’ed Fund reflects the company’s disciplined investment strategy and active portfolio management approach.
He explained that the focus is on optimizing asset performance and generating predictable long-term returns while ensuring investors benefit from a well-governed and high-quality sector-focused investment platform.
Since its inception, CI Capital’s private equity platform has achieved significant milestones in capital deployment, portfolio building, and strengthening active portfolio management capabilities.
Fund Management and Development Strategy
CI Capital Private Equity, acting as the Fund Manager, will oversee the overall management of the fund and coordinate with service providers to ensure that the fund’s performance aligns with investor expectations.
The Fund Manager has also partnered with The Arab Company for Projects and Urban Development, a subsidiary of Talaat Moustafa Group, to manage the development and sale of the real estate assets acquired by the fund.
This collaboration is expected to enhance the investment value of the assets while delivering sustainable returns for investors.
Investment Banking Role in Structuring the Fund
Amr Helal, CEO of the Sell-Side Investment Banking division at CI Capital, highlighted the strategic significance of the transaction, noting that the firm played a central role in structuring and executing the deal.
CI Capital’s Investment Banking division acted as the Sole Global Coordinator, Bookrunner, and Lead Financial Advisor to the Awa’ed Real Estate Investment Fund. The firm also served as the exclusive financial advisor to Talaat Moustafa Group throughout the transaction.
Helal noted that the deal reflects CI Capital’s ability to connect high-quality investment opportunities with institutional capital while executing complex transactions efficiently.
Innovative Fund Structure and Strong Investor Demand
The Awa’ed Fund operates under the regulation of Egypt’s Financial Regulatory Authority (FRA) and features an innovative self-liquidating investment structure designed to deliver attractive risk-adjusted returns.
The structure includes semi-annual distributions and the potential for capital appreciation, establishing a new benchmark for real estate investment products in Egypt’s financial market.
The successful closing of the fund was supported by the Financial Regulatory Authority, whose collaborative engagement played a key role throughout the process.
Investor demand for the fund was exceptionally strong, with the offering oversubscribed within one day of launch. Participation came from leading banks, insurance companies, and financial institutions, reflecting strong institutional confidence in the fund’s structure, asset quality, and the strategic partnership between CI Capital and Talaat Moustafa Group.
