Targeted structural reforms, consecutive interest rate cuts, and ambitious foreign direct investment (FDI) goals are reshaping investor behavior, reinforcing the growth potential across both office and residential markets.
National Economic Development Narrative Boosts Investor Confidence
The September 2025 launch of Egypt’s “National Narrative for Economic Development” emphasizes the private sector as a key driver of quality growth. Aligned with Egypt Vision 2030, this initiative sets ambitious FDI targets through 2030, enhancing the country’s competitiveness and attracting investments into high-potential sectors, creating further momentum for the real estate market.

Office Market Recovery and Rising Rental Rates
Government measures, including an EGP 5 billion allocation for micro, small, and medium enterprises (MSMEs) and young entrepreneurs, alongside streamlined investment procedures designed to increase FDI by 20–30%, are boosting overall business sentiment in Cairo. The office sector is experiencing sustained recovery as multinational corporations seek premium spaces in prime business parks, driving prime rental rates up 7.6% year-on-year.
Residential Market Set for Growth
Cairo’s residential sector is entering a renewed phase of expansion, with 13,800 units projected for delivery in Q4 2025. Leading developers are increasing their land acquisitions and expanding portfolios, while flexible payment schemes and extended installment plans are supporting higher sales volumes for larger developers. Smaller and mid-sized developers face ongoing financing and affordability challenges, while the resale market experienced moderate price growth during Q3.
Future Outlook and Investment Opportunities
Declining interest rates are expected to accelerate the migration of capital from bank deposits to real estate, invigorating both primary and secondary markets.
