Bonyan for Development and Trade (BONY.CA), Egypt’s leading independent real estate platform, announced the full leasing of Building A5 to Nestlé Egypt, the local subsidiary of the global FMCG multinational Nestlé.
This milestone highlights Bonyan’s continued ability to attract high-caliber multinational tenants to its Grade-A portfolio and reinforces its position as a leading real estate operating company in Egypt.
Lease Terms and Financial Impact
Under the agreement, Nestlé Egypt will occupy the entire 6,888 square meters of Building A5 to support the expansion of its Nestlé Business Services (NBS) Shared Services organization.
The lease spans six years starting in March 2026, at a monthly rental rate of USD 30.4 per square meter, with an annual escalation of 5 percent.
The asset was acquired off-plan in November 2023 under a structured seven-year payment plan. Following its official delivery, it is now recognized on Bonyan’s balance sheet and is expected to turn cash-flow positive in 2026.
Over the contract period, total rental revenues from Building A5 are projected to reach EGP 834.0 million. With the asset scheduled to be fully paid down by 2030, it reflects Bonyan’s disciplined capital deployment and long-term value creation strategy.
Delivery of the Ninth Operational Asset
The announcement follows the official delivery of Building A5 in September 2025, marking Bonyan’s ninth operational asset.
The swift transition from delivery to full leasing demonstrates the company’s structured growth approach, operational efficiency, and ability to enhance recurring income streams across its expanding portfolio.
Prime Location at Golden Gate
Building A5 is located within Golden Gate, a landmark mixed-use development by REDCON Properties. The project is strategically positioned on South 90 Street, directly opposite The American University in Cairo (AUC), one of Egypt’s most prominent educational institutions.
Golden Gate features a curated mix of retail, entertainment, and administrative spaces, making it a strategic destination for multinational tenants seeking premium commercial space in New Cairo.
Building A5 has earned an EDGE Advanced Certificate for sustainability, positioning it as a benchmark for environmental performance and modern design standards within Egypt’s commercial real estate sector.
Leadership Commentary
Tarek Abdelrahman, CEO of Bonyan, stated that the full leasing of Building A5 to Nestlé Egypt reflects the strength of the company’s portfolio, strategic asset selection, and tenant relationships.
He noted that securing a global brand immediately following the building’s delivery demonstrates Bonyan’s execution precision and ability to capture value efficiently.
According to Abdelrahman, this achievement further solidifies Bonyan’s position as Egypt’s leading platform for premium income-generating commercial real estate and represents another milestone in the company’s sustainable growth journey.
Reinforcing Market Leadership
The transaction underscores strong demand for Grade-A office space in prime New Cairo locations and highlights investor confidence in high-quality, income-generating assets.
With a disciplined acquisition strategy, structured payment plans, and a focus on sustainability-certified developments, Bonyan continues to strengthen its recurring revenue base and enhance shareholder value.
As Egypt’s commercial real estate market evolves, transactions of this scale reinforce the importance of location, asset quality, and tenant strength in driving long-term portfolio performance.
